THE WINERY (BODEGA):

Ideal as a boutique winery producing fine wine (it includes many smaller tanks), it can also be a large quantity producer given its near 800,000 liter capacity. Completed work includes:

THE FARM: 

The farm is on 44 acres (18 hectares) and is primarily a D’agen plum farm. There are also a substantial number of apricots. For the past two years the farm has been managed by Raul DiSanto, a d’agen plum farm owner who also lives in Cuadro Nacional. In conjunction with a soil engineer who comes out once a month, Raul has re-claimed more than 3 hectares of lost trees by uprooting dead stock, re-planting more than 1,400 new d’agen trees, while pruning, 
disking, and fertilizing consistently and routinely to exacting standards. The plums are thriving. He has done no less for the vineyard – by replacing brace posts, grape posts and support wires, and in tying the grapes properly, fertilizing and disking, he has transformed the vineyard into 7 acres of picturesque paral. The next owner should give thought to putting up netting as this area (San Rafael) is subject to hail. The farm is made up of: 

• 5773 D’Agen plum trees 
• 1711 Santa Rosa plum trees 
• 714 Apricot trees 
• A 7- acre vineyard (5264 plants of various varieties)

            <title>16 Acre Finca and Plum Orchard For Sale</title>

east of San Rafael in Colonia Castillo. About 70% of the finca is in production with 
the rest being fallow land. 
There is an unfinished brick barn in excellent shape though it is not being used. It 
could easily be remodeled without great expense to provide a house for either the 
caretaker or the owner. 

While there is adequate water brought by the irrigation canal, the farm also comes with 
a well functioning as a backup water source. The electric motor is missing but a replacement 
could be installed if desired. In addition, a power line from the road to the pump house 
would need to be laid to provide electricity. The value of just the well based on replacement 
cost today is about US$15,000. 

Currently, an experienced caretaker with over 40 years of experience (on the adjacent farm) 
has been working this one for the past two years. He receives a salary of about US$100 a 
month, plus 18 percent of the plum production. The farm is currently laid out to produce 
about 100,000 kilos of Dï¿½Agen Plums per year. Annual plum production for the past 3 
years has been 7,000 kg (2006), 10,000 kg (2007), and 3,500 kg (2008). While the existing 
orchard is about 7 years old, it was neglected. A recovery program of fertilization and pruning 
was started in 2006 to return production to normal levels. A new plum orchard was also 
installed in 2007. The 2007 harvest of 10,000 kg from 1400 trees fetched over 10,000 pesos 
(US$3,300), but this year's harvest was lower due to spring frost which hindered floration. 

The San Rafael Irrigation District just completed an upgrade to the main supply canal that is 
very close to the property. While the old canal was shallow, narrow and made of dirt, the 
new one is considerably deeper, wider and is now cement-lined. Commissioned only a month 
ago, it now provides ample volumes of water to the growing area while enhancing the 
value of farms in its proximity. 

The San Rafael region can be subject to hail, depending on weather conditions and luck of the 
draw, so there is no guarantee on production . . . but as the existing orchard matures and the 
new plum orchard comes online, future production based on the combined 2600 trees should 
approach 100,000 kg. With almost 6 acres remaining in fallow land, another 1300 plum or olive 
trees can be planted to increase production. For example, with an additional 1300-1400 plum 
trees, this farm could produce at least 150,000 kg/year generating over 170,000 pesos using 
2008 prices. With good luck and favorable weather, perhaps a good deal more than that. 


FEATURES INCLUDE THE FOLLOWING:

The farm has about 1 hectare of Damascos (apricots) approximately 10 years old. While apricots are not normally a good cash crop, they brought 65 centavos this year, and were well worth the harvesting. Various manzana (apple), alamos (poplar) and duraznos (peaches) dot the canals and fields. 

The earth is of very high quality, which is not always the case - soil quality fluctuates widely from area to area. This is borne out by Aldo's fully producing peach and plum farm across the street. There was a vineyard planted on my finca which did extremely well, so the locals tell me, but it got old and quit producing. The old vineyard has been removed and is ready for planting a new one! 

The land is irrigated by runoff from the Andes through a series of canals. Every 8 days the water flows through the canals and gates to the farm. The water flow is extraordinarily high and only lasts for 4 hours and 10 minutes, cutting down on irrigation time. The house originally was a 4 room brick farm house. The old stucco was completely removed, inside and out, and replaced fresh. The floors were re-cemented as required, new ceramic tile throughout, and the plumbing and electricity completely redone. All new fixtures, doors, windows . . . everything! The roof had been recently replaced with a tin roof. 

The house has heating an an A/C unit. The new addition has one very large master bedroom and a modern bathroom. The bedroom had two huge built in closets. The bathroom has a tub, shower, toilet, bidet, sink. There is a laundry room with a washing machine and a 120 liter hot water tank. The house is freshly painted inside and outside. Two propane tanks convey with the house. A wood-burning stove supplies heat, a ceramic-tiled covered gallery (porch) runs the length of the house, and a ceramic-tiled walkway circles the house. 

The house can come furnished, subject to negotiation. A 2 room brick galpon (shed) has electricity and a new roof. One room is for storage and the other a wood working shop. There is a well, and water is pumped from the ground to an overhead, 1,000 liter tank. The house has a security system.

He receives a salary of about US$100 a week, plus 15 percent of the grape production. The farm is laid out to produce about 200,000 kilos of grapes per year. Annual grape production for the past 4 years has been 89,000 kg (2005), 157,000 kg (2006), 161,000 kg (2007), and 138,000 kg (2008). The 2008 harvest should fetch about 100,000 pesos or US$33,000 but final prices have yet to be determined. This year's harvest was lower than 2007 due to spring frost and a wet summer. Fine wine grape quality has met the tough viticulture standards of Bodega Roca, a premium export wine manufacturer headquartered in San Rafael. Adhering to Roca’s stringent picking requirements, the 2008 fine grape harvest was sent there. The San Rafael Irrigation District just completed an upgrade to the main supply canal that parallels the property. While the old canal was shallow, narrow and made of dirt, the new one is considerably deeper, wider and is now cement-lined. Commissioned only a month ago, it now provides ample volumes of water to the growing area. VINEYARD:
The vineyards have about 50 acres of certified organic vines, including merlot, malbec, semillion, syrah, chenin and ugni blanc. There is an additional 16 acres of vineyard in common table wine -- muscatel and pedro jimenez, and another 2.5 acres of syrah. Grape production is averaging about 4,000 kilos per acre, in part because organic vineyards produce lower yields. The organic vineyards are sufficient to produce 200,000 of white wine and 100,000 bottles of red wine annually. 

WINERY:
The winery operation is certified organic, and actually consists of
two wineries that sit side by side. Capacity of just over 2 million liters. In 2007 they turned 1.15 million kilos of grapes into wine -- some from the extra vineyards described below, and 500,000 kilos from third-parties. Most of the wine was sold in bulk to other wine operations, and they only bottle about 50,000 to 60,000 bottles a year with their own labels. The bottled wine was mostly sold on the domestic market, with negligible exports to Italy and Costa Rica. Wine was also sold in bulk to China and Russia. The winery is fully equipped with a bottling and labeling line, refrigeration equipment to cool wine during fermentation, pumps and storage tanks, wine presses, a forklift and crates, and all the other miscellaneous equipment necessary for elaboration. 

HOTEL &amp; RESTAURANT:
A hotel with eight rooms is nearing completion (probably about 60 days to finish if they had the cash to get rolling). Most of the materials are there, so it's close to getting done. They've done a great job of creating character by renovating the old house where the hotel is located. They have incorporated old oak barrels into wood floors, have created an underground brick tunnel between the restaurant and the wine tasting rooms which also serves as a wine cavern, and created an environment that would serve nicely as a wine retreat resort for upscale clients. Simply beautiful when finished, and there is a nice place to put a pool right next to the hotel

Additional expenses will be equipping the kitchen, and the purchase of furniture for the bedrooms. Some of that is already on site -- such as antique tables and chairs for the restaurant, and bed headboards created from old oak barrels.

They estimate another US$35,000 is needed to complete the hotel and restaurant, with computers, beds and linens, office equipment, A/C, etc. 

ADDITIONAL VINEYARD FOR SALE:
There is additional vineyard they own which can be purchased separately. One vineyard is about 50 acres offsite which includes about 45 acres of
grapes in cabernet, syrah, chenin blanc, chardonnay, pink muscatel and pedro jimenez. This property includes a worker's house with water and electric. It is priced at US$180K. The second property offsite is 33 acres with 27 acres in malbec. It is priced at US$137K. LOCATION:
The winery and vineyards are situated on Provincial Route 143, the
highway to Buenos Aires, in the county of San Rafael. It is located approximately 15 miles north of the city of General Alvear, and 40 miles south of San Rafael. 

VALUE: At current vineyard installation costs, installing 68 acres of vineyard would run in the neighborhood of US$450,000 with an additional cost about equal to that to maintain the vineyard for five years before full production. 

Costs of building the two wineries, equipped with bottling equipment, etc., for 2 million liters is difficult to ascertain. Suffice it to say that building costs would exceed purchase price, not less than US$1.5 million. 

Land value, absent of improvements, would be in the neighborhood of US$150K. 

EXPENSES:
They are claiming US$60,000 in labor and administration costs for
12 workers -- 3 full time in the wineries, and 9 workers in the vineyards. Harvest costs for picking the grapes (using additional labor) were US$23,000 in 2007. Costs to elaborate the wine is running about US 2 cents per liter, and bottling costs with label, cork, labels, etc., run about US 65 cents per bottle packed in boxes of six. 

PROS and CONS:
Forget this property as currently run as a cash cow. They're
and with some profit, but are not tapping into the potential. Most of the wine that they produce is sold in bulk at a minimal profit. Costs are offset by wine they
produce for third parties, but I am guessing income is not great. 
Potential is vast, but the current owners are not marketing correctly, or tapping into that potential. Their ideas are good, but their budget to do so,
and dedication to making that happen are lacking.
At 50 percent occupancy, the hotel done right as a wine-tour destination should do something in the neighborhood of $180K gross per year alone. 

The winery has a capacity to do, from its own vineyards, 200,000 bottles a year in organic wine -- the fastest growing market in wine sales at the moment -- and a wine that generally gets premium prices. There is capacity for another 2 million bottles of wine, and the bottling operation is sufficient to handle most of that.</description>
