Grand River Valley AVA, OHIO 200 Acres

It's 200 acres located in Madison Twp, right in the heart of the Grand River Valley AVA. I'm on a mission to get exposure for that piece now--I think it's the best large parcel left in that area--It abuts Powderhorn Golf Course to the rear. It's southern border is on both sides of I-90--so you could have frontage for billboards (after zoning approval) coming from both directions between the 528 and 534 exits --Ohio's Premiere Wine Region. Once you exit @528 it's about 5 miles to the property--all good, paved roadways. There is city water and gas at the north corner of the property. There is 80 - 90 acres tillable, the balance is nicely wooded and has a ravine running through it. There is already an assortment of fruit trees, berry bushes and grapes growing on the property. There is 2500 feet of paved road frontage. I think it would easily support development in the $250-350K price range--maybe more. It's close enough to Mentor and even Cleveland for shopping and amenties--yet located in a beautiful getaway area!! With two top-rated golf courses and some of the most highly acclaimed Ohio wineries, along with the Grand River and a few Covered Bridges, all w/in about 5 miles--it's like living in a resort area!! There are producing natural gas wells on the property. I think it has tremendous potential !!!
