354 Acres - Paso Robles AVA - Creston, CA

<img src='http://www.vinesmart.com/wine/./pictures/listings/th_medium_439_16.jpg'; align='left'; height='80'>354 Acres. 35 underlying parcels, 5 years left in the Williamson Act before they are saleable. Very nice piece of usable land, irrigation well (500 GPM), two homes and a single wide mobile home currently on the property.

This property has tons of development potential if you are willing to hold the property until it comes out of the Williamson Act (5 Years). It would also be a great location for a large vineyard as most of the property is plantable.

58 acres are virgin soil, and approximately 30 acres are prime grape growing land

<img src=''; align='left'; height=''>With magnificent views of the Similkameen River and valley, Mt. Chopaka and Sleeping Lady, (the Cascades) a varied landscape with broad vistas, or restful, quiet places, and bordered by a Provincial Park, the land is ideally suited to eco tourism blended with agriculture.
Approximately 30 acres are prime Class 1 grape land excellent for valuable ‘reds’ (or ‘whites’) Being VIRGIN soil there is no replant disease. Not in a hail path, elevation and slope provide excellent air drainage, extending the growing season by at least two weeks and Richter Mountain protects the site from the worst winter winds.
With no old development to remove, the site is a ‘clean slate’ waiting for an imaginative mind. The land is sub dividable with no zoning.
Several certified organic farms are in the area but there are no neighbours.
A new well produces 10 gallons a minute and more water to land from another well can be delivered to the site. Substantial water rights to the Similkameen River are assigned to the land.
Access to hydro is about 1 power pole away. Road access is in place. The entire 58 acres are virgin soil, and approximately 30 acres are prime grape growing land, classified as “excellent for growing grapes, tree fruits and vegetables” in an Arability Survey done by Fitzpatrick Land Resource Consultants, in Penticton during December 2000. In the Association of B.C. Grape Growers; Agriculture Canada1984 Atlas of suitable grape growing locations in the Okanagan Similkameen Valleys of British Columbia, the land is designated as No. 1 in every category. The lay of the land protects it from the worst winter winds and it is not a hail pocket as areas just to the north seem to be. The slight elevation and the slope provide excellent air drainage which provides at least two weeks more frost free days than the lower land west of highway 3. This is particularly important to tender buds in spring and ripening fruit in the fall, be it tree fruits or grapes.

<img src=''; align='left'; height=''>Located next to the Red Mountain District of Benton County, Washington, this property is a wine maker’s dream. Whether one is looking to expand or start a wine making company, this property has all the natural requirements a wine grower would need. The land is fertile; the weather is hot and dry in the summer, and damp and cold in the winter, creating the perfect growing environment for Cabernet grapes. With an abundant natural water supply available, the land is perfectly set up for an irrigation system. The surrounding properties have already been producing premium wine for decades, making this virgin land a truly rare gem for anyone looking to grow premium wine.
This property is forty acres of flush land located a quarter mile north of the Red Mountain appellation in South Central Washington State near the confluence of the Yakima and Columbia Rivers. The property is subdivided into 8 parcels. Two parcels are broken into 10 acre subdivisions; and the remaining six parcels are 2.5 acres each. As an added luxury each parcel has a water exemption of 5,000 gallons per day for agricultural use. When combined into one property the wells can supply 40,000 gallons per day to water the grapes, all tax free.
The southern 20 acres contain a light loam from 4 to 10 feet deep with gravel and running basalt underlay. The northern 20 acres are mixed soil and gravel from 3 to 10 feet deep over running basalt. The entire property has a 1-2% slope to the south. The last confirmed sale in this area was $36,000 per acre.
At least seven months out of the year are frost free. Premium wine grapes are grown throughout the adjacent areas producing world class wine. As previously mentioned, this property is perfect for anyone looking to expand or begin a wine making business.
Thank you for your time and have a wonderful day!

<img src=''; align='left'; height=''>Small Farm / Lifestyle

Retiring from farming? Emigrating? Returning home? But still need a challenge? Ideal place to raise a family

Waipara’s Best Kept Secret

43ha (106 acres) of unique lifestyle/small farm land only 3km from the village and school. With secluded building sites, majestic views, picnic areas and swimming holes on the Weka Creek (which runs through the property and has not gone dry in 40 years) this property is unique. It further boasts 4km of tourist railway running along and on its North East Boundary.

The vendor, who founded both Glenmark Wines and the Waipara wine Industry was keeping this as his retirement block as this was the last of 14 blocks of the original 1000 acre family property.

Water:
The lower thirteen blocks have an entitlement to take water from the on property storage dam.

The allocation for this block being 19+ Million litres. There are two 17acre sites ideal for vineyard on a lower terrace meaning that both can be irrigated by GRAVITY. (no pumping costs) Pumping would be required for the upper flats

Nestled at the foot of the Weka Pass on the higher side of the Valley it has lower creek side terraces of light soils ideal for grapes and higher terraces suitable for a variety of irrigated horticulture. The valley has a rapidly developing grape, wine industry also blackcurrants and olives. Areas of the block are very suitable for forestry/bio fuel, asparagus, watercress and truffle establishment, very suitable for open range poultry/egg, pigs etc. Would certify ORGANIC. 3ph power, 2st storage shed, irrigation pump.

Added to this is some 4km of vintage railway with rights to run inside the edge of the property giving a unique opportunity for a link up with the now well established tourism / visitor in the area.
