Property Description:

This exceptional property is a privately owned family vineyard located in the heart of the Uco Valley of Argentina. Two shareholders of this enterprise are looking for one or more investors, that are perhaps vineyard enthusiasts who possess a passion for wine. We offer our shares for sale so one can enjoy true 50% ownership of two corporations. These two properties provide an alternative to the usual vineyard community. This property has many facets: ownership and the possibility for future development of the property in addition to the exportation of the wine itself. This property has great potential for future development. The infrastructure is in place and the framework has been laid for a vineyard expansion if so desired.

Property description:
The vineyard is comprised of two adjacent parcels of land situated along the Andes, which are separately incorporated. (Legal structure “S.A.” – Sociadad Anonima under Argentine law), one 20 hectares parcel and one parcel of 30 hectares.

Since 2006 we have been developing these two adjacent parcels of prime virgin land totaling 50 hectares in the district of Tunuyan, Mendoza, Argentina.

Presently there are four shareholders each owning an equal amount of shares.

Directions:
From Mendoza City:
Take Rt. 40 South, to Rt. 86 to Tupungato which connects to Rt. 89 towards “Los Arboles”, past vineyard estate Salentein, take a left onto Rt. 90 ( B. Aguirre)

From San Rafael:
Take Rt. 143 North to Rt. 40 North to Tunuyan, take a left onto Rt 92 towards “Las Rosa”. In “Las Rosas” take a sharp right at a small convenience store by the road onto Rt 93 to township “Los Sauces”. Go to the end and take a right to town “Villa Seca”. Along the route you see another small convenience store on the left, shortly thereafter the road splits, there you bear to the left (no sign), which is Rt. 90 ( B. Aguirre)

Infrastructure of the properties:
20 hectares parcel:
Fully planted parcel with the following:
50,000 plants of Malbec on 10 hectares
10,000 plants of Merlot on 2 hectares
30,000 plants of Cabernet Sauvignon on 5.9 hectares

The plants are one meter apart and the row distance is two meters. All plants are tied to the top wire and the second wire is movable.

30 hectares parcel:
On this parcel there is a newly constructed building designed to hold machinery. It can be multi-functional with the capacity to hold two tanks and can function as a press area. Proper floor drains are installed and the barn is outfitted with two apartments.

The smaller downstairs finished apartment could be used as a vacation rental for a boutique vineyard experience or as an office or lab or for an on-site vineyard manager.
The second upstairs apartment is unfinished and was intended for personal use amongst shareholders.

A fully developed vineyard irrigation plan has been completed for this parcel. Please see below section for additional details.

The land had been previously dismounted and is currently awaiting development, which makes it ideal for customization.

Irrigation plan M06-012-B-0:
Both parcels come with full water rights.
Halpern supplied the irrigation plan for both parcels. A 125 hp pump, 600 foot deep private well has the capability to pump four million liters in a 24 hour period of the highest quality of water and is connected to the vineyards drip irrigation system. An additional surface booster pump was installed in December 2009.
The entire irrigation/fertilization system is approved by the local department of Mendoza, and is fully protected being covered and fenced in.

Electrical service:
We have brought in a transformer and a substation for the electricity, which has been approved by EDEMSA (local electric supplier) and will service the entire properties.

Implements:
Fully refurbished 1996 John Deer tractor, model 5400 narrow, 64 HP diesel motor, (like new) and a new sprayer (Atomizadora AOC-500 PD-50, Nx 6550) and weed whacker from Vargas Agricola, S.A.

The tractor is fully insured.

Accounting & Escribano:
The accountant takes care of all invoices and accounting. The books are annually certified. The accountant is located in San Rafael. Mr. Pablo Bressan of San Rafael is the corporate “Escribano” and handled the property purchase and continues to assist us with corporate matters.

Vineyard management:
The former owner of the property who helped us develop the current infrastructure continues to manage vineyard operations with the helping hand of a great foreman and vineyard workers that are supplied by a local labor company.

Architect & Builder:
We also have worked with a great architect from Mendoza and a local builder from Tupungato, who are to be recommended.
