| With magnificent views of the Similkameen River and valley, Mt. Chopaka and Sleeping Lady, (the Cascades) a varied landscape with broad vistas, or restful, quiet places, and bordered by a Provincial Park, the land is ideally suited to eco tourism blended with agriculture. Approximately 30 acres are prime Class 1 grape land excellent for valuable ‘reds’ (or ‘whites’) Being VIRGIN soil there is no replant disease. Not in a hail path, elevation and slope provide excellent air drainage, extending the growing season by at least two weeks and Richter Mountain protects the site from the worst winter winds. With no old development to remove, the site is a ‘clean slate’ waiting for an imaginative mind. The land is sub dividable with no zoning. Several certified organic farms are in the area but there are no neighbours. A new well produces 10 gallons a minute and more water to land from another well can be delivered to the site. Substantial water rights to the Similkameen River are assigned to the land. Access to hydro is about 1 power pole away. Road access is in place. The entire 58 acres are virgin soil, and approximately 30 acres are prime grape growing land, classified as “excellent for growing grapes, tree fruits and vegetables” in an Arability Survey done by Fitzpatrick Land Resource Consultants, in Penticton during December 2000. In the Association of B.C. Grape Growers; Agriculture Canada1984 Atlas of suitable grape growing locations in the Okanagan Similkameen Valleys of British Columbia, the land is designated as No. 1 in every category. The lay of the land protects it from the worst winter winds and it is not a hail pocket as areas just to the north seem to be. The slight elevation and the slope provide excellent air drainage which provides at least two weeks more frost free days than the lower land west of highway 3. This is particularly important to tender buds in spring and ripening fruit in the fall, be it tree fruits or grapes. | |||||||||
