| Property Description: | URGENT SALE OF THE WINERY DUE TO FINANCIAL DIFFICULTIES OF THE OWNER EVALUATION OF THE PROPERTY AT 1 859 875 EUR MADE BY AN INDEPENDENT APPRAISER The property is situated on 47 150 m² (11.6 acres) of land, on which buildings with a total surface of 6 047 m² (1.5 acres) are built, including: - a three-storied building representing a wine cellar of 4 158 m² - a solid one-storied building representing a boiler-room (245 m²) - a solid one-storied building representing a weighing machine (48 m²) - a pump station (45 m²) - a kiosk switch gear (40 m²) - a waste-water treatment plant (103 m²). The owner is in the process of creating the winery’s vineyards. 400 000 m² (98 acres) of land were purchased. The land will be sold together with the winery and is included in the price. The total vessel volume of the winery is 4 651 000 liters. The main building contains 155 vessels built of steel/concrete (coated with a protective layer of “Amercoat”). Inside the wine cellar, the temperature is naturally and constantly at 12°C (53.6°F), throughout the year. The dimensions of the real estate allow additional constructions to be made. The buildings have been repaired and modernized through the years and are in a very good condition. However, additional financing is needed in order to improve the production machinery and equipment. The owner has worked out a project to extend and modernize the wine cellar and to organize rural tourism. The renovation plan of the winery has been made in order to apply for EU subsidies under the program SAPARD (Special accession program for agriculture and rural development). This program is expected to reopen for Bulgaria in September 2009. According to the information available for now, the application for subsidies under SAPARD has to be made before the end of 2009. The winery has obtained financing from the Bulgarian state fund “Zemedelie”. In its actual state and without any renovation, the winery can produce 2-3,000,000 liters of un-bottled wine. If grape is purchased in October 2009, a first production of un-bottled wine can be started immediately. The estate has a water pond of 1 200 m² and many decorative trees and green areas. Location: village of Kalugerovo, District of Pazardzhik, Bulgaria / 1h South-East from Sofia. The winery is at 100 m from the main road. The village of Kalugerovo and the surrounding villages are important grape producers. The climate is moderate continental, very suitable for wine growing with humid springs, dry summers, moderate winters with snow and favourable even distribution of precipitation throughout the entire growth period of the vines. An evaluation report of April 2008 made by an independent appraiser has estimated the winery at 1 859 875 EUR, without the land of 400 000 m². Due to urgent loan reimbursement, the owner wishes to sell the property very quickly, at 1 500 000 EUR only. The evaluation report contains full details of the estate.
