| This beautiful well-tended vineyard is conveniently located in the Spanish village of Pollos, 100 miles north of Madrid, within the “Rueda” protected designation of origin (Denominacion de Origen or D.O.), considered the best white wine producing area of Spain. The property is conformed by 2 pieces of land, closely located from each other, and totaling 161 acres. It comprises 104 acres planted with Verdejo vines, in addition to 67 acres of land with legal rights (European Union approval), and approved subsides (€140,000), to plant vines. Verdejo is the main variety of grape in the Rueda area, where a combination of right altitude and a moderate continental climate produces excellent full-bodied aromatic white wines. Importantly, it does not require oak ageing, being able to reach the market one year after harvest, while still commanding high market prices, adding to the economic viability of your future wine state. Rueda D.O. permits Verdejo, Sauvignon Blanc, Viura, Tempranillo, Cabernet Sauvignon, Grenache and Merlot, so any of these varieties could potentially be planted in order to use the existing legal planting rights. All vineyards were planted to the highest standards, 4-5 years ago, and are already in full production, yielding excellent quality grapes. Trellis contain 920 plants/acre, and can potentially produce 4,200 Kg of grapes/acre, although for quality purposes production is being limited to 2,500 Kg/acre. Drip irrigation, two highly productive water wells, diesel and electric water pumps and electrogenic groups, are already in place. The property is located 300 yards from a highway, in a privilege natural environment, with olive trees, pine trees and barley fields in the surrounding areas. The village is located 3 miles away. Freight and high-speed rail are located only 18 miles away. There is potential to build a wine cellar within the property. Existing sale contracts price the grapes at €0.5/Kg. In addition, a highly experienced working force is available in the area.
