Replacement Cost-$25,000 per acre based on current metal, fuel, labor,and
supply costs for the vineyard. Cherry development cost estimated to be $30,000 per acre.

Location-Property fronts on Hwy 160 approximately 3 miles from Walnut Grove, CA. The parcel is on the west side of the Sacramento River with approximately one half mile of frontage on the SacramentoRiver.

Vineyard has been set up for ease of management
and excellent exposure of grapes to sunlight for maximum quality. The property is in the Clarksburg Viticultural District, which is known for quality wine grapes and early season cherries of high quality. Included is also approximately 20 acres of open land for future development. Grapes have Long Term Contracts with Gallo Winery. Drain Tile extends into the cherries and fully engulfs the grape development.

Cherries:14’ * 10’ spacing. #6 and #12 Gisela Rootstock. Sprinkler irrigation. Approximately 2/3-3/4 Bing Cherries with Rainer pollinators. 1st year production of 54,121 lbs. 75.33% pack out only 1.4% culls. Production sheet available upon acceptable offer.

Vineyard:Petite Syrah 10’ * 8’ spacing. SO4 rootstock with clone 3. Drip irrigation.
1st year of production 62 tons. Gallo paid a crop quality bonus of $37.50 per ton in 2008. Contract is for 200 tons annually at $550 per ton and goes through 2017.

Pinot Noir 10’ * 7 spacing SO4 rootstock with clone 23. Drip irrigation. Gallo contract $680 per ton Gallo pays hauling. Contract runs through 2020 and is for 400 tons annually.

Irrigation water is supplied by the Sacramento River.

Very large updated shop located as part of the property as well as a nice home located abutting the Sacramento River.
