Located in the middle of a burgeoning grape and wine industry, this
property has alot of potential. Several wineries now vie for the high
quality "Oklahoma Grapes!" grown in our vineyard, and there is
wonderful opportunity to develop a winery right here, near the famed
Highway 66 and only an hour from either Oklahoma City or Tulsa.
THE VINEYARD
The four acre vineyard is on very well drained sandy loam, and is on rolling ground which slopes in three directions. It is drip irrigated with an irrigation system designed to service 12 acres. The water comes from a very deep, one acre, partially spring-fed pond.
There are two acres of Pinot Gris, planted in 2001, which are trained to VSP trellises. They have produced an average of four tons per acre. The Viognier and Riesling, one acre of each, was planted in 2003 and trained to the Scott-Henry trellis system. In 2009 the Viognier produced two and a half tons of fruit, and the Riesling made five and a half tons.
THE HOUSE
Situated on a rise, the house has long views in two directions, forest in the other two directions. With two bedrooms and two baths, the house has a lovely open kitchen/dining room/living room with exposed ridge beam and 15 foot ceiling. A large library-media room is to the side, and there is a small upstairs "tower' room.
The very useful 9 x 30 atrium/orangerie has a heated floor. An inviting eight foot wide covered parch continues for 84 feet on three sides of the house and shelters the front entry.
Two 8 x 8 windows and two 8 x 8 sliding glass doors light the open living area along with the clerestory windows. The radiant heat in the polished concrete floor is provided by the "green" geothermal system, which also provides the cooling system supplied through the exposed spiral ceiling duct. The 1692 sq. ft. newer part of the house was added in 2004, using Structural Insulated Panels for all interior and exterior walls and the roof--ceiling.
There is a matching 24 x 24 insulated separate garage with power overhead door. There is also an underground storm shelter and a 30 x 60 CoverAll barn.
