This 6.6 acre Vineyard is located with in the gated community of Vallecito Estates near Vallecito Ca. in Calaveras County. Planting started in 2004 so most of the vines are 4 plus years old. There are four ENTAV French clone varietals which include Mourvedre, Grenache, Marsanne, and Rousanne. Plant spacing, the trellis system, and the root stock along with the soil type have been matched to produce quality grapes. The vineyard is on easement deeded land which saves on costs and includes drip irrigation, 20,000 gallons of water storage, and two wells.
The vineyard is for sale at $300,000. With 50% down, we will finance the remaining $150,000 @ 8% for three years. Currently we have invested over $360,000 in the vines, trellis, fencing, storage tanks, irrigation and more. We do not own the land, but own an agricultural easement on eight parcels of land located within the subdivision. This greatly reduces the cost of the investment by not having to buy the land. We would also consider a Lease Option in which we would lease the vineyard for $2,000/ acre for one or two years to evaluate the investment before a full commitment.
Additional options, if the purchaser would like to move into the area with the vineyard, include the purchase of a 5 acre parcel with an existing new home or a 5 acre parcel ready to build with a pad and septic system. |
