The 47.9 acre property is located at the northern end of the Tuki Tuki Hills, overlooking the coastal townships of Haumoana and Te Awanga. Views from the property are spectacular taking in the Hawke’s Bay ranges and Mount Ruapehu, the Heretaunga Plains, Napier’s Bluff Hill and the Pacific Ocean as far as Mahia Peninsula.
The vineyard, comprising 20.0 acres Sauvignon blanc and 1.7 acres Pinot gris, was planted in 2003 and 2004 and lies on gently-sloping, north-facing, free-draining terrain. There have been vines on the site since 1989 and no recorded frosts at bud burst.
The vineyard is close to full production and will yield between 11-14 tonnes per hectare giving total potential production of 97-123 tonnes depending on how the vineyard is managed.
The property is zoned Rural under the Hastings District Plan and this allows for construction of a winery facility with a floor area of up to 2,500m2. The contours of the property would allow for a gravity-fed winery to be built if so desired.
Approximately 6ha on the property at the northern end is currently undeveloped and could be used for further grape plantings and a winery facility and cellar door.
The vineyard is currently managed by a Hawke’s Bay-based winery that also buys the grapes to produce wine. A buyer may either continue the existing relationship with this winery, or make their own arrangements for selling or otherwise using the grapes. There is no contractual obligation on the part of the buyer to continue the existing relationship.

The soil types are Matapiro Sandy Loam (No. 29) and Crownthorpe Sandy Loam (No. 21A) according to Government classifications. A soil analysis is available on request.
The property has a water bore and associated Resource Consent to take groundwater for vineyard irrigation and domestic use. A drip irrigation system was installed when the vineyard was planted and is connected to the bore.
The property includes a large shed adjacent to the bore for housing the vineyard equipment. Vineyard equipment available for sale with the property includes a one-year old large 4WD tractor, a small 4WD tractor, a 4W farm bike, various sprayers, a mower attachment and nets.
Potential exists to produce ultra premium wine from grapes grown on the vineyard. The clones planted are proven for Hawke’s Bay conditions and the region has a track record of producing high quality wines and particularly Sauvignon blanc wines. Te Mata Estate’s original Cape Crest Sauvignon blanc vineyard was in the region, Clearview Estate Winery produces a critically-acclaimed reserve Sauvignon blanc on a nearby vineyard and Elephant Hill Estate & Winery has recently started producing ultra premium wines from nearby vineyards.
Assuming a yield of 11 tonnes per hectare to achieve ultra premium quality grapes, the vineyard has the potential to produce 8,000 cases of wine.
Buildings on the property comprise of a large house, two guest cottages currently operated as a successful luxury tourist accommodation business, a pool and pool house, an underground wine cellar and a 4-car garage and workshop.
The suite of buildings was designed by Nick Bevin of award-winning architecture firm bevin+slessor and was completed in December 2004. The guest cottages won the 2005 New Zealand Institute of Architects (NZIA) Resene Local Award in the Tourism & Hospitality category. They have also received extensive media coverage in New Zealand and overseas and are highly regarded in the travel trade.
The property provides the potential for significant expansion of the accommodation business within the current zoning. Allowable expansion includes construction of additional accommodation, conversion of the house to premium accommodation and construction of restaurant and entertainment facilities. Space exists for even greater expansion (subject to Resource Consent) if so desired.
